It’s human nature to take advantage of low prices – we all love a bargain. So when you see a company offering a really low rate in your area, it’s probably worth investigating. But, look at the really fine print.
Discount Fee Means Extra Fees
When you find a company with a discounted management fee, a lot of things aren’t included in the price. Owners have come to our company from discount companies and have showed us their statements. We’ve been horrified by what we see. In some cases, they are charged $75 to $95 just to have that discount company post a late notice on the tenant’s door. Also, owners have shown us that they were charged between $10 and $40 to access an owner portal online so they can see what’s going on with the property. Some of the owners we now work with were charged $25 for a management company to pay a bill for them, or $150 to $200 for a home inspection. Statements showed charges of $10 to $20 for getting a phone call rather than an email. There were also costs for the year end statement mailing. All these extra fees are often included in a better management package.
Low Price Equals Low Service
If it takes a company like this a week or longer to get back to you, how quickly are they getting back to tenants when there’s a maintenance issue? If the roof is leaking, the more time it takes for someone to fix it,
the more damage can occur to your home, and the more money it will end up costing you as the homeowner.
