REQUIREMENTS & PARTICULARS:

• Security Deposit equals one month’s rent.
• Do you live local to the area?
• Are you a US citizen or are a legal resident alien?
• Do you have current stable employment?
• How many adults and children will be living in the home?
• Do you have any pets (pet fee is $250 nonrefundable per pet max of 2 pet less than 50 pounds if owner accepts pets)?
• All adults over the age of 18 must fill out an application and be on the lease
• Household NET income must be three times the monthly rent or more
• If credit score(s) is/are less than 650 the last month rent is required
• Good references and rental history required
• No evictions on your record whatsoever
• Everyone that will be living in the home over the age of 18 has to view it at the same time. NO SIGHT UNSEEN APPLICATIONS WILL BE ACCEPTED
• No commercial vehicles allowed
• No parking on the grass
• Must be current on all financial liabilities
• Last 2 Months’ Worth of Pay Stubs
• Color Copy of ID & social security card
•  All homes are leased in, “AS IS” condition (call office for details)
• All applicants MUST have a valid bank account in their name

Anyone staying in the home for more than 72 hours MUST BE LISTED ON THE LEASE AND FILL OUT AN APPLICATION

How Do I Pay My Rent

Payments can be made by EFT (electronic funds transfer), local check, money order, certified check or wired into our account.

EFT- (electronic funds transfer). Is the quickest and simplest way to pay your rent. Log into our system. You will receive an instant confirmation and real time updates. You will need to enter your checking account details( which is private and secure). rch.managebuilding.com

The second way is to mail your rent check or money order (which is due on the first and late by 5 pm on the 3rd). To avoid late legal notices posted on your front door and late fees- it must be postmarked by the 1st. Don’t forget to call or email us and tell us to check is in the mail. Home Owners Associations

Each neighborhood has deed restrictions- some typical ones are:

No commercial vehicles, boats, RV’s, trailers, allowed on driveways or street overnight.

No parking on the grass, no street parking overnight. Trash cans need to be placed inside garage or stored out of sight from the street. On trash days ensure that you bring you empty cans back up the drive before dusk.

Keep your pet on a leash at all times. Don’t let them poop on other peoples’ property. Remember to carry your pooper scooper with you when walking them in the neighborhood.

Keep your grass cut and landscaping neat and tidy. Replace any dead spots in grass promptly.

Be a good neighbor and keep the noises down especially observe quiet time after 9 pm and before 7 am.

Ask us about your HOA rules as each HOA has more rules particular to each neighbourhood. FYI- if you break the rules and the owner gets fined- we will be passing violations notices and charges on to you.

Pets

Most rental owners understand that families have pets. So, it’s company policy to allow domestic pets with a pet deposit. There is a weight restriction on some pets. Please tell us about your pet before applying. The pet needs to be approved just like you, and we will need to see the pet or pets and keep a photo on file.

Swimming Pools

If the home you are going to lease has a pool. You will need to ensure that you obey pool safety rules. Such as no children under 16 allowed in the pool area unattended. No running or horse play. No glasses or china in the pool area. No putting coins in the bottom of the pool- they rust. No pets in the pool- the hairs clog the filters. No diving. Keep the pool area clean and tidy.
The pool cleaning company comes weekly, to balance the chemicals take care of the controls, equipment, timers, and pool surface brushing as needed.

If there is a storm after a long period of dry weather- all the dust that was on the pool screen enclosure will end up in the bottom of the pool. Use the provided pool brush to brush any debris towards the main drain. Please keep all pool screen doors closed and don’t lean on the screens. Be very careful when cutting any grass or plants around the exterior as strimmers can and will tear the screening.

Pest Control

No bugs allowed! Honestly, this is Florida- we asked the ants and roaches to leave the state- but they said they were here first! Your home receives expert spraying inside and out quarterly. If you sudden get over run with ants or roaches, they will come back and re-spray again. You don’t need to be home while they spray. We can arrange for them to collect a key. They use pesticides that are approved by the state as non toxic to humans and animals. Pest control doesn’t stop bugs from crawling under your doors or up your drains. What it does do- is when this happens the bug spray residue starts to kill them off quickly before they breed!

Lawns & Gardens

You may be responsible for paying for or taking care of the lawn and yard work. Including keeping the grass in good shape. If you have any brown spots, you will need to get them replaced as soon as possible. You will also need to apply weed and feed four times a year unless the HOA does this. Keep the trees trimmed up to 10 foot high and keep the bushes and shrubs trimmed. The grass and landscaping also need to be watered regularly.

2nd Chance Program

Are you looking for a place to call home?
Do you have stable employment & good references?
Willing to have your credit, background & employment verified? Since most families have struggled recently with their credit. Your credit is not the most important qualifying factor.

If you’ve had issues in the past with a minor offense or lost your home in foreclosure- you may still qualify for our second chance program. We assess each applicant by what they are doing now, and not what you did years ago. We check your references, employment as well as your background! You are a person to us, and we treat you like we would like to be treated. If you have questions- call us!

Submit an application once you have viewed the home. Each adult over 18 years must apply. We allow pets, and we don’t penalize applicants who have recently under gone hardships like foreclosure through no fault of their own.
