Sadly we rarely have homes for rent available. Our tenants love our rental homes and live in them for years!  When you see a home for rent on this page, make an appointment to see it quickly as our vacant homes for rent receive a lot of showings and fill up fast.

We keep our homes in great condition and expect our tenants to do the same. All applicants over 18 years of age must submit an application and will be named on the lease. Our standard lease is for a year at a time and with the homeowners consent will be renewed as long as you obey the HOA rules and regulations and keep the home in good condition.

We expect our tenants to pick up and clean up and keep their homes neat and tidy. Report any maintaince issues promptly online, change the A/C filter monthly. If your chosen home has a pool, children under 18 years of age are NOT allowed in the pool area unattended. Most neighborhoods have homeowners associations which means that you need to follow their rules and regulations too.

Typical rules are no parking on the street, no commercial vehicles, you must park in the driveway or garage. No trash cans in view of the street, no broken down cars on the driveway. The exterior must be kept neat and tidy at all times. This is typical with most homes for rent in Florida. Ask us about the HOA rules and regulations for the home for rent that you’re interested in.

If you’re in steady employment with good income and looking for a good home for rent, then you should look at ours first and put your applications in quickly to avoid disapointment. Our typical tenants live in our homes five  years and our oldest tenants at the moment have been in the same house since 2008.

Some of our homes for rent accept furry babies while others don’t. If you have a service animal we need to see the proper documentation in order to approve your pet. Your pet must be well trained and kept in a crate when you’re not at home. Florida leash laws state: Your dog MUST be on a leash if it’s outside. It is unlawful for a domestic animal to stray, run, go, or roam at-large in or upon any public street, sidewalk, school grounds, in the area of school vehicles, beaches, parks, or on the private property of others without consent of the property owner.

 

 

All our leases are prepared by an attorney. We don’t lease our homes for rent sight unseen, neither do we take hundreds of applications on each vacant rental home. After you have seen the home and if your combined net pay is at least 3 times the rent. We run full background checks including criminal, rental history, current employement and references.

Once your sure your rental applications are good and you have given us permission to charge your application fees, we will charge it then. If anything comes back that was known to you that you omitted on your application, it’s unlikely you’ll be approved. Being honest is the best policy. Sorry, but we don’t accept section 8 tenants as each house has to be approved individually and our homes are usually rented so quickly that this is not productive for us.
