All you need do is log into the system and make a request – it’s that simple. Your request is timed, date stamped and forwarded to the appropriate staff member so it can be processed quickly, minimising any inconvenience to you.

How to become a tenant

We expect tenants to be of good standing in the community, have a clean background with stable employment and we check all references. If you’re self employed, we require you to provide us with the last two year’s tax returns and the last 3 month’s bank statements. All income sources will be verified. A total combined income has to be at least 3 times the monthly rent. If your application is approved, all adults 18 years and over will need to be approved and processed as co-applicants. All adults and children who wish to live in the home longer than 14 days will need to be named on the lease.

Please understand that if you are approved, McCormack Realty & Renters Choice Homes policy is to collect the last month’s rent as an additional deposit in the event that applicants credit score is below 650. Once accepted, you will need to pay a holding deposit of $1,000 within 24 hours by money order or cashier’s check. This holds the rental home for your tenancy pending the lease agreement. If you change your mind after lease terms have been agreed, any deposits you have paid are forfeited.

We expect you to keep the home clean and tidy as stated in the lease and report any maintenance issues immediately so we can keep your home in tip top condition. Please let us know if you change your job or your phone number. We need to be able to contact you in the event of an emergency. We treat all our tenants like family. When you owe the family money, you never hear the end of it, so please ensure you pay your rent promptly.

2nd Chance Program

We understand that bad things happen to good people once in a while. Since most families have struggled at some point with their credit, your credit is not the most important qualifying factor with McCormack Realty & Renters Choice Homes. If you’ve had issues in the past with a minor offence, lost your home in foreclosure or had to file for bankruptcy, you may still qualify for our second chance program. We assess each applicant on what they are doing now and not what they did years ago. We check your personal references in addition to your background!
